Airbnb property management just got really ‘smart’

When it comes to Airbnb property management, a very important legal obligation involves ensuring the safety and well-being of your guests. Your number one priority is making your home as safe is it can be against fire and electrical fault, but more and more guests are increasingly expecting ‘smart’ technologies when they arrive at a new Airbnb. This is where modern technology plays a big part, making your home more safe, secure and comfortable, and therefore attractive to potential guests.

Installing ‘smart’ devices can satisfy guests needs

Whilst still important, it’s no longer just a case of ensuring there’s basic amenities such as fresh bedding and kitchen utensils available, guests are looking for much more from an Airbnb holiday let. Making your home as ‘smart’ as possible by installing the latest devices makes life simpler for your guests, and in turn increases the chances of you getting positive reviews and repeat bookings. Put bluntly, if you don’t have at least some ‘smart’ technology in your home, potential clientele are probably going to look elsewhere.

Get ‘smarter’ and earn a lucrative income

It’s fair to say there’s been a smart device revolution in recent years and It’s more extensive than you might think. Whilst an initial outlay on the latest gadgets could be considered speculative, it is in fact an investment in your Airbnb property that will reap dividends. There’s actually a good chance you already have some ‘smart’ home technologies in your Airbnb, such as a good WiFi router, a mobile phone charging station and maybe even a smart TV. But what else is becoming important to guests?

Keeping your guests safe and secure ‘smartly’

Your guests security is always vital. Visitors are in an unfamiliar property and often don’t know the local area. Making them feel safe when in or around your Airbnb property is essential.

Smart sensors not only protect your home, but can detect all sorts of problems and relay information back to your smartphone – whether it’s a leaking water pipe under the washing machine or a locked door that’s been opened. Smoke and CO detectors connected to a smartphone can also alert you if something goes wrong. This would inform you if guests are smoking indoors, but more obviously will go a long way to preventing any fires in the property.

Outdoor security cameras can be used to help monitor your property, but do be sure to let guests know they are being monitored by outdoor cameras, as a basic courtesy to their privacy.

Smart locks are useful to protect areas within your property that you don’t want guests to access, such as basements or attics, but also as a way of easily welcoming guests to your place, especially if they’re coming and going at irregular hours.

Smart intercom devices allow you to unlock multiple doors in your home simply by using your mobile phone. This means that Airbnb hosts can swap physical keys for digital ones – allowing you to open your doors remotely and share digital keys with guests.

Smart thermostats not only allow you to keep your guests warm in the winter and cool in the summer – but they’re environmentally friendly and save considerably on energy costs. You can set these up so they automatically turn off when a guest leaves and automatically turn back on just before a guest checks-in so that the place is nice and cool – or cosy – for them when they arrive.

Don’t forget the smaller things

Many guests will naturally bring their own phone chargers, but why not make their life even easier by giving them the option to quickly charge-up when they arrive? There are so many modern devices available now, including wireless chargers, multiple USB charging ports and appliances that have inbuilt chargers. If they’re travelling with laptops - maybe they’re on business - they’ll probably want to be able to plug into a bigger screen, so it would be useful to have spare HDMI and USB cables to hand. And if you do have a smart TV, be sure that you sign out any streaming accounts so that guests can use their own account details to sign in.
